Office leasing activity in the first quarter of the year reached 68,337 sq.m., 37% more than in the previous quarter and 36% less than the same period of last year.
The 22@ district regains prominence again and has accounted for 41% of the total office leasing at the beginning of the year, with the Barcelona City Council operation being the largest of the quarter (8,193 sq.m.) and Factorial occupying nearly 7,900 sq.m. in Llacuna 56. The low availability in the City Center is also supported by large operations such as IES Abroad in Casp 24-26.
The growing investor interest experienced last year has been reflected in a moderation of investment volumes (-58% compared to the same quarter of the previous year). A consolidation in investment transactions is expected for the upcoming quarters.
