Spain Office Market, a paradigm shift?
Economic growth moderates in 2023, with better forecasts for 2024 for inflation and interest rates.
The office market in Spain over the last year has been marked by three key trends: the slowdown in decision making due to economic uncertainty, the search for the best location in quality spaces and the return to the office with the stabilisation of the hybrid model at 2-3 days per week.
Some of the in-office amenities that are driving the return of employees include gyms, restaurants or concentration spaces. Face-to-face presence in the office promotes face-to-face collaboration, corporate culture and helps improve productivity, while there are some major barriers to returning to the office, such as commuting times, transport costs, noise levels, lack of flexibility and privacy. All of these need to be taken into account by office landlords and tenants.
